Fire door inspections and surveys (BS 8214)
Our trained, insured and experienced inspectors check your fire doors in line with BS 8214, the code of practice for timber-based fire door assemblies. We look at the whole door set, not just the leaf:
- door closers and whether each door closes fully into its frame
- intumescent strips and smoke seals
- hinges, locks and other hardware
- gaps around the door and damage to the leaf or frame
- fire door signage
Every door is asset tagged and you get a digital report with photos and clear action points, so you can see exactly which doors pass, which need work and why. Fire door repairs and remedial works
Most failed doors don’t need replacing. Where a repair will bring a door back into line, we’ll say so and quote it, whether that’s a closer, seals, hinges, hardware or signage. Our advice is honest and our remedial options are cost-effective, so you only pay for what the door actually needs.
Fire door installation and replacement
When a door can’t be repaired, we supply and install certified fire doors as complete replacements. We’ll survey the opening first, so the new door set suits the location and the fire rating your building needs.
Fire doors for managing agents and multi-let buildings
For managing agents and building owners, we inspect, repair and maintain fire doors in shared commercial buildings, so communal escape routes stay protected for every tenant. One-off inspections or annual servicing contracts are available, with flexible scheduling to suit occupied buildings.
Fire doors and the law
- The Regulatory Reform (Fire Safety) Order 2005 requires the Responsible Person to keep fire safety measures, including fire doors, maintained and in good working order.
- Building Regulations (Approved Document B) sets out where fire doors are needed in new builds and refurbishments.

Frequently asked questions
How often should fire doors be inspected?
There’s no single legal interval for commercial buildings. Your fire risk assessment should set it: busy doors on escape routes need checking more often than rarely used ones, and a full professional inspection with a written record at least once a year is a sensible baseline. We can inspect on a one-off basis or as part of an annual contract.
What is checked in a fire door inspection?
We check the door set in line with BS 8214: closers, intumescent strips and smoke seals, hinges and hardware, gaps, damage to the leaf or frame, and signage. Each door is asset tagged and recorded in a digital report with photos and clear action points.
Can a failed fire door be repaired, or does it need replacing?
Many failed doors can be repaired with remedial work such as new seals, a new closer or new hardware. We’ll only recommend replacement when repair won’t bring the door back into line.
Do you install new fire doors?
Yes. We supply and install certified fire doors as full replacements, after surveying the opening.
Who is responsible for fire doors in a commercial building?
The Responsible Person under the Fire Safety Order, usually the employer, owner or managing agent. In shared buildings, the person who controls the communal areas is responsible for those doors.
